DESIGN / BUILD

ArTECH's design / build method combines design and construction into an individual point of responsibility. This delivery method allows ArTECH to add construction practicality to design imagination. With this contract format, the architect and contractor work together as a single entity to provide a significant amount of cost and time savings to the client, as well as improving project quality.

CONSTRUCTION MANAGEMENT

​Clients selecting ArTECH based upon previous working relationships or reputation know that we can provide the necessary resources to be the Owner’s representative to oversee all aspects of the project from the initial concept to completion to the client’s satisfaction.

CONSTRUCTION MANAGEMENT at RISK

Just as implied, ArTECH assumes the risk of project completion for an agreed upon amount. With this delivery method, ArTECH takes control of the project from the start, managing and controlling all aspects of the project for the Owner to produce a functional and financially viable project.

COMPETITIVE DESIGN/BID/BUILD

ArTECH Offers traditional General Contracting services utilizing all of our competitive resources and subcontractor relationships. We also have the ability to self-perform various areas of work to increase cost savings, and save time of the project schedule. ArTECH self performs the following work:

  • Demolition

  • Rough Carpentry

  • Millwork & Trim Carpentry

  • Doors & Hardware

  • Framing, Drywall & Acoustical Ceiling

ENHANCED DELIVERY METHODS:

Turnkey Services - ArTECH has the ability to assist clients with more than just the design phase to project completion. We provide assistance in site identification and obtainment for the project, procurement of equipment / FF & E items, to further reduce oversight demands on the owner.

Preconstruction – The best way to create and execute a plan is through a collaboration of ideas from the owners, designers, and contractor through regular meetings. ArTECH assures that your project expectations are identified early, and that your project is completed on time, on budget, and to your satisfaction. Our experience provides us with the capable team to understand, solve, and resolve all types of issues. Some of the activities that will be put into use during the preconstruction phase are:

  • Site/Project Evaluation

  • Feasibility Studies

  • Constructability Reviews

  • Code/Zoning Reviews

  • Cost Estimates/Budgeting

  • Bid Packages

  • Permits Requirements

  • Material Procurement (Long Lead Items Identified)

Negotiated Guaranteed Maximum Price (GMP) – A GMP is accomplished through marketplace fair and equal opportunity competitive bidding. Budget pricing is solicited, and an internal estimate is prepared. Using an “open book” method, a prequalified bid list, per trade, is developed. Once all of the scopes and prices are posted and reviewed, the most complete and competitive subcontractor will be selected per trade. For the packages that we wish to self-perform, we will also submit a bid at bid time.

All of ArTECH’s services wouldn’t be complete without the software necessary to deliver accurate and on-time estimates, billing, and scheduling. ArTECH utilizes the following software:

  • Timberline (Estimating)

  • Primavera (Scheduling)

  • Sage 300 (Project Management)

  • AIA Contract Documents
